  • Inventory Check In Reports

    We carry out these reports when a property is NEW to the rental market or hasn’t had a professional independent inventory for 3 years or more.

    This is the most comprehensive report relating to your property, in which the condition of all fixtures, fittings and contents are meticulously documented using state of the art dictation technology.

    1. You get in contact with us to book the Inventory Check In for the day the new tenancy starts.
    2. We collect the property keys from the letting agent.
    3. We carry out a full inventory detailing the condition of all fixtures and fittings of the property.
    4. We take hundreds of detailed HD photos which are included as a link in the final report.
    5. We record the utility meter readings and test smoke and CO2 alarms to ensure the property is compliant with the Smoke alarm and Carbon Monoxide alarm regulations.
    6. We meet the incoming tenant at the property to ‘check them in’, hand them the keys, and welcome them to their new home.
    7. We turnaround our reports overnight - our typists are based in a different time zone to ensure fast delivery.
    8. We send the completed Inventory Check In report to you and/or the agent to share with the tenant.
    9. You and your tenant have 14 days to raise any queries, after which it’s understood that all parties are happy with its contents.
    10. We save this report and use it when it comes to the Check Out stage.
  • Check-In Reports

    We carry out these reports when an EXISTING rental property undergoes a change in tenancy and already has a professional independent inventory report within the past 3 years.

    The Check In Report notes any differences in the condition of the property since the Master Inventory Report was created. It's read alongside the Inventory Report and acts as an ‘update' to it.

    1. You get in contact with us to book the Check In inspection for the day the new tenancy starts.
    2. We collect the property keys from the letting agent.
    3. We compare the condition of all fixtures and fittings of the property against the original Inventory.
    4. We take hundreds of detailed HD photos which are included as a link in the final report.
    5. We record the utility meter readings and test smoke and CO2 alarms to ensure the property is compliant with the Smoke alarm and Carbon Monoxide alarm regulations.
    6. We meet the incoming tenant at the property to ‘check them in’, hand them the keys, and welcome them to their new home.
    7. We send the completed Check In report to you and/or the agent within 48 hours to share with the tenant.
    8. You and your tenant have 14 days to raise any queries, after which it’s understood that all parties are happy with its contents.
    9. We save this report and use it when it comes to the Check Out stage.
  • Check-Out Reports

    We carry out these reports when a tenant moves out of your property. The Check Out report is the only document that can be used as ‘evidence’ to propose deductions to the tenants’ deposit. Without one, the deposit scheme holding the deposit will likely dismiss any claims made in relation to deposit deductions.

    We are more than happy to refer to Inventory reports compiled by other companies for this service.

    1. We contact the tenants to agree a time to meet at the property on the last day of their tenancy.
    2. We note any changes and differences using the Master Inventory Report or Check In Report as our reference guide.
    3. We take hundreds of detailed HD photos which are included as a link in the final report.
    4. We record the final utility meter readings and test smoke and CO2 alarms.
    5. We hand back the keys either to you or your local agent.
    6. We send the completed Check Out report to you and/or the agent within 48 hours to share with the tenant.
  • Mid-term Inspection Reports

    We carry out these reports whenever you want extra peace of mind that your property is being well-maintained and looked after. These reports are carried out whilst the tenancy is ongoing.

    Mid-term inspection reports can help detect any maintenance issues or issues such as damp and mould, before they become costly problems to fix. The findings of the report are also helpful to remind your tenant of their tenancy obligations.

    1. We contact the tenants to agree a time to visit the property during their tenancy.
    2. We record the condition of every room with notes on the general upkeep and cleanliness of the property.
    3. We note any breaches to the tenancy agreement for example, any evidence of pets, smoking, subletting or any other illegal activity.
    4. We take detailed HD photos which are included as a link in the final report.
    5. We test smoke and CO2 alarms to ensure the property is compliant with the Smoke alarm and Carbon Monoxide alarm regulations.
    6. We send the report to you and/or your agent within 24 hours. It is your choice as to whether you share this report with your tenant.
